Common questions about selling a house for cash in Kansas City
Sellers ask similar questions before requesting a cash offer. Plain answers from Horizon Point, LLC.
Seller FAQs
Is Horizon Point a scam? How can I tell you’re legitimate?
It’s a fair question, and you should ask it of any company that offers to buy your house. Here’s how to check us. Horizon Point, LLC is a Kansas City company run by Nate Holland, and Nate is a licensed real estate agent in Missouri with Keller Williams, which you can confirm with the Missouri Division of Professional Registration’s online license search. We’re the actual buyer: we close with our own money and never assign or novate your contract to someone else. We’ll show you our proof of funds on request, before you sign anything. Our offer won’t drop after the walkthrough. Closings happen at Alliance Title, a local Kansas City title company you can call yourself. The title company handles the money, and you never pay us anything to get an offer. We will never ask you for an upfront fee, your bank login, or a wire transfer to us. If we’re not the right fit, or your house would likely sell for more on the open market, we’ll tell you that too.
Do you assign or “wholesale” contracts?
No. Horizon Point, LLC is the actual buyer. We close with our own money, we take title to the house, and we never assign or novate your contract to another investor, so the company you sign with is the company that buys your house. Some companies that make cash offers do assign contracts, which is legal but works differently. Our guide to wholesalers vs. direct buyers explains the difference.
Can the price change after you see the house?
No. Our offer won’t drop after the walkthrough. Our purchase agreement is written that way. Before you sign, we’ll go through the whole agreement with you in plain English, and you’re welcome to have your own agent or attorney review it.
Should I list my house with an agent instead?
Sometimes, yes. If your house is updated, in good shape, and you have time for showings, listing it with a real estate agent will usually get you more money, and we’ll tell you that. We’re a better fit when a house needs major work (a wet basement, foundation or electrical issues, a full clean-out) or when you want a set closing date without repairs or showings.
Who will contact me, and do you use automated calls?
Nate Holland or Horizon Point’s assistant will contact you about your request. We only use automated texts or an AI or prerecorded voice if you checked the box giving us permission. When our automated assistant calls, it says so at the start of the call. You can ask us to stop calling or texting at any time, and we’ll stop.
What does selling for cash mean?

How fast can a sale close?
We make a written cash offer within 24 hours of seeing your home. Once you accept, we can close in 7–30 days, and there are no fees.
